Running a self-managed strata means your council is responsible for millions of dollars in collective assets on top of your actual life. When it's time to hire a roofer, a landscaper, or an HVAC contractor, you're expected to find qualified vendors, evaluate competing bids, check insurance certificates, and make a defensible decision.
Most councils don't have the time. Almost none have the benchmarking data to know if the quote they received is reasonable. And without a competitive process, there's no way to prove to your owners that you got the best value for their money.
That's not a failure of your council. It's a gap in the system.

Council members are volunteers. Running a proper tender for a contract ($6,000 or $60,000) takes hours you don't have — and the stakes are high if you get it wrong.
Without access to real pricing benchmarks, you can't know if the quote in front of you is fair, inflated, or suspiciously low.
Strata council members can be held personally accountable for procurement decisions that weren't documented, defensible, or properly tendered.

We charge vendors nothing: no listing fees, no compliance charges, no referral commissions, no "preferred partner" arrangements. A vendor cannot pay us to move up our shortlist. They earn their position by being qualified, fairly priced, and compliant.
That's what "Zero BS" means. Not just as a name — as a commitment.
ZeroBS provides procurement consulting and advisory services only. We do not act as a strata manager, negotiate contracts, hold signing authority, manage strata funds, or provide real estate services as defined under BC's Real Estate Services Act.

Because the moment we earn money from vendors, we have an incentive to recommend them. That's exactly the conflict of interest ZeroBS was built to eliminate. Our only client is the strata corporation.
Always. ZeroBS presents a scored recommendation with full documentation. Your council reviews it, asks questions, and signs the contract. We advise — you decide. If you have a strata manager, they can negotiate and support you; ZeroBS would be happy to include them in the process if that is something both parties want.
No. Zero Building Services is a procurement advisory and consulting firm, not a strata management company. We are not licensed under BC's Real Estate Services Act and do not provide strata management services as defined under that legislation. ZeroBS does not collect strata fees, hold funds, negotiate or sign contracts on your behalf, supervise contractors, or exercise any authority delegated by your council. Every proposal and contract is reviewed and executed by your strata council directly. We provide context, analysis, and documentation — your council makes every decision.
The base subscription includes three tenders. If you only use one, you've paid for a professional procurement process that likely saved you multiples of that — and you have the documentation to show your owners. Additional tenders beyond your tier are $600 each. Or, try our sample tender and pay us a percentage of what you save.
Any vendor requiring a site visit must be able to complete it unsupervised. Because our team operates remotely, we are unable to coordinate or accompany vendors for on-site access. If your strata has a lockbox or wishes to supervise a vendor visit, it can be described in the tender.
We will ask any vendor that provides a proposal whether they pay their lowest-paid workers at least the current BC Living Wage. Whether they do, don't, or won't say, we will include this information in the scoring rubric so you know more about who you choose.
If you have at least one significant vendor contract per year — landscaping, cleaning, maintenance, or a special project — ZeroBS can potentially save you more than the subscription cost and at the very least, ensure you are getting value for money.
